  • Water intrusion at the sill or jamb. The butyl tape behind the nailing fin has dried and cracked, or the sill pan was pitched backward during original install. In West Park, the combination of driving rain from easterlies and older homes with unsealed stucco returns makes this the failure we see most often.

  • Interior trim pulling away from the wall. The window is leaking air and moisture behind the drywall, swelling the wood and pushing trim outward. By the time you see this, the buck framing may be compromised.

Removing a unit without supporting the opening exposes your home to weather and structural risk. The anchors must hit structural members, the sill pan must pitch to the exterior, and the flashing must integrate with your existing weather barrier - each step is trade work.

What you can safely check: run a bead of fresh silicone on interior trim gaps if you are certain the leak is cosmetic, or verify that weep holes in the frame are not clogged with paint or debris.
