This was a 12-foot sliding door facing a canal in West Park, original to a 1994 build. The track had corroded so badly from salt air that the door required two people to muscle it open, and the dual-pane seal had failed years ago - the glass was permanently fogged between the lites. We pulled the unit, found the subsill had settled 3/8 inch out of level, shimmed and sealed the new subsill, and installed a CGI Sentinel impact-rated slider with stainless steel rollers and a multi-point locking system. The door moves on one finger now. The sightline across the canal is clear again.
Energy-Efficient Window Installation - ES Windows Low-E Package in West Park
A West Park homeowner on a fixed income called after their summer FPL bill hit $340 - for a 1,450-square-foot house. We found twelve original clear-glass aluminum windows, most with failed seals and two with visible frame rot at the weep holes. Someone had boarded over a half-circle transom above the front entry with plywood and caulk, probably years ago, after the original wood frame rotted through. Impact Garage Door Installation - Mr-Glass Rated Sectional in West Park
The existing garage door was a non-rated steel sectional, dented from a 2017 branch strike, with no wind-load documentation - a problem for the homeowner’s insurance renewal and a genuine risk in a Category 1 event. We measured the opening at 16 by 7 feet, specified a Mr-Glass impact-rated sectional with a 140 mph wind-load rating, reinforced 14-gauge track, and heavy-duty torsion hardware. The installation included a new weatherstrip package and proper header reinforcement, which the photo record documents. The door passed inspection. The insurance underwriter accepted the documentation.
